Why work with a broker?
Instead of offering only one bank’s products, a mortgage broker compares loan programs from several wholesale lenders, then helps you choose the option that fits your goals. Royal guides you from pre-qualification to closing — in English or tiếng Việt.
Loan programs
Conventional
Conforming loans that follow Fannie Mae / Freddie Mac guidelines, for primary homes, second homes and investment properties.
FHA
Government-insured loans with flexible credit guidelines and low down payment options, popular with first-time buyers.
VA
Loans for eligible veterans, active-duty service members and surviving spouses, backed by the U.S. Department of Veterans Affairs.
USDA
Loans for eligible homes in USDA-designated rural and suburban areas, subject to income limits.
W-2 full-documentation
Traditional qualifying with pay stubs, W-2s and tax returns for salaried and hourly employees.
WVOE (written verification of employment)
Income verified through a written verification completed by your employer, in place of tax returns.
12–24 month bank statement
For self-employed borrowers: income calculated from 12 or 24 months of personal or business bank statements instead of tax returns.
P&L-only
For self-employed borrowers: qualify using a profit-and-loss statement, typically prepared by a CPA or tax preparer.
Non-QM
Non-qualified mortgage programs for borrowers whose income or situation falls outside standard agency guidelines.
DSCR (investment property)
Qualify on the rental property’s expected cash flow (debt-service coverage ratio) rather than personal income.
Refinance — rate/term
Replace your current loan to change the interest rate, the loan term, or both.
Refinance — cash-out
Refinance for more than you owe and receive the difference in cash, using your home equity.
HELOC
A home equity line of credit: a revolving line secured by your home that you can draw on as needed.
Program availability, terms and eligibility depend on lender guidelines and your qualifications. As a mortgage broker, H & L Lending Company LLC arranges loans with third-party wholesale lenders; it is not a lender.
